Essential Information Group's David Sandeman says the year-end auction activity data confirms that 2025 set new benchmarks for supply and sales volumes.

EIG auction update David SandemanResidential auction activity remained elevated at the end of 2025, with the latest Essential Information Group (EIG) data showing year-on-year increases in the number of properties sold and total value realised.

In December 2025, residential lots offered climbed 15.5% to 3,529, while lots sold increased 16.4% to 2,486 compared to the same period in 2024. Capital raised from those sales rose 28.4% to £495.5m, underscoring continued buyer interest in homes under the hammer as the year closed.

Looking at the wider period from October to December 2025, residential auction activity remained robust. Across that quarter, there was an 11% increase year-on-year in residential lots sold, while the total raised came in at £1,384.4m, a 19.8% increase over the same three months in 2024.

Across the full year of 2025, EIG figures show that almost 6% more residential lots were offered, a 3.2% increase in properties sold, and a 9% annual increase in realise capital.

London in lead

Regional breakdowns in the final quarter highlighted pockets of particularly strong auction performance for homes. London saw lots offered up 25.9% and total raised up 37.5%, while the South-West reported a 33.9% increase in lots sold and a nearly 20% rise in funds raised.

Some regions faced softer outcomes with the North-East recording lower lots offered and sold compared with the previous year, though higher overall supply, which helped bolster totals across the board.

David Sandeman concluded with: “The strength of supply and the way the year closed suggests that a 30,000-lot sales year is now within reach, with 2026 shaping up as a potential candidate to see that milestone delivered.”
